JW Bespoke were approached to develop 'clever, intuitive' designs for the re-organisation and extending of a small Victorian dwelling in Central Bedfordshire.

The existing layout suffered from a ground floor bathroom to the rear of the property which contained no windows. This lead to the middle of the house feeling dark and detached from the rear courtyard garden.

The first move in designing the new layout was identifying the most rational location for the new bathroom. By then pushing the kitchen / dining space to the rear the layout called for a small rear extension, maximising the space and natural light via windows, rooflights and additional ceiling height.

The project achieved planning approval in January 2017 and is currently being prepared for tender. It is hoped that the works will commence in Spring 2017...
