Lammas Road, Watton-at-Stone, Hertford.

Extending the existing property to maximise views over the River Beane. 

The location of this home is fantastic, which sees it benefit from wonderful views across the River Beane and the countryside beyond. 

When developing the proposed designs, a big constraint that we had to strongly consider was the steeply sloped site - something that the existing home did not address. The existing home had a poorly constructed, large raised terrace but resulted in the house being completely disconnected from the garden. At first floor level the two larger bedrooms were positioned to the front of the property, meaning just the small 'box' bedroom enjoyed the views out to the rear.

The final design works with the sloped site and integrates internal level changes to ensure that accessing the garden is done so via a flush level threshold. Beautiful sliding doors and gable glazing provide endless views over the river now. The ground floor consists of a gym / study space, a large play room, a utility / laundry room, a downstairs WC, an expansive family room and open plan kitchen / dining space.

At first floor an additional bedroom has been created along with the 'box' bedroom, mentioned before, being extended to become the master suite inclusive of dressing area and en-suite shower room. Vaulted ceilings within the newly formed rear bedrooms add to the drama and light within the spaces.
